VILLA COLOMER


The villa consists of two asymmetrical floors surrounded by a garden and several luxurious terraces.


LOCATION


This villa is in the Residencial Begur urbanization, a Mediterranean oasis surrounded by nature. In the middle of a
privileged natural environment, full of pine forests and paths, this urbanization forms a quiet nucleus of houses. In
addition to having gardens, a municipal swimming pool, tennis courts and restaurants.
Begur is a town that is part of the province of Girona. This privileged place is in the perfect location, as this home is
in the heart of the mountainous landscape, and yet has coves, such as Aiguablava, Sa Riera, Aiguafreda, just a few
kilometres away.
Not only the coves and the mountainous landscape, but the Costa Brava is also a place where you can do tourism
in small and large cities, given that Girona is 60 kilometres away and Barcelona is 130 kilometres away. Without
forgetting the small towns and villages that populate the province, such as Palau Sator and Peralada, historic,
charming towns, where you can enjoy the famous Catalan gastronomy, based on quality native raw materials.
The way to the town through the urbanization is via a road that surrounds the area, and, although it is not located
in the centre of the municipality of Begur, we are only 1.3 kilometres away.

ACCESSIBILITY

Access to the house is via a gentle pedestrian ramp, which, in turn, surrounds the house and
the garden, allowing you to observe the villa from different angles as you walk through. The
ramp ends in the main garden, where the pool is located.
Immediately after the pedestrian entrance, there is the entrance for vehicles. A ramp that
leads to the garage, located on the lower floor of the house, which facilitates access for
several cars. At the same time, the entrance of the villa also ensures the stay of a vehicle
next to the main door, with an area adapted for such use.
The villa has, from the entrance to the details of the interior of the house, the necessary
spaces for access by a person with reduced mobility.
For these outdoor spaces, the highest quality materials have been used and a careful
landscaping design has been carried out by a landscape architect, generating a distinguished
and welcoming atmosphere.
 

GARDEN

The areas surrounding the main entrance, as well as all the surroundings of the house, are
equipped with plants and trees according to the climate of the area, such as palm trees, five
Mediterranean trees, in addition to having automatic irrigation for proper maintenance.
Access to the main garden is via porcelain stoneware stairs, the same material used for the
different terraces that run through the house. These stairs have motion sensors to activate
the low-consumption LED lights that are arranged on the sides of the stairs, to ensure safety
during hours of less sunlight. The garden also has automatic irrigation.


POOL


An outdoor pool on the lower floor of the house facing south, which consists of a single pool. It is an 11-
meter-long pool, built on a descending ramp, measuring 1.5 meters in its highest area and 1.7 meters
in its lowest area. It has several LED lighting spotlights inside, which when night comes make it
illuminate, giving a romantic aura to the garden.
It is a saline pool, which has automatic level management, auto filling and automation filter time control.
In addition, it has a shower.


TERRACES


The villa has an upper terrace that surrounds the upper part of the house. It also has a lower terrace,
at the height of the garden and pool. Large-format porcelain stoneware, favouring the indoor-outdoor
spatial connection. It has more than 150 m2.
The entire exterior of the house is equipped with the Stromboli Light model, from the Cerámica Mayor®
brand.


FACADE


The facade of the villa has its own image and identity, featuring three materials: exposed concrete and
a colored cement spray interspersed with natural stone from the Begur area and Corten steel.
Thermal insulation is resolved with XPS panels and rock wool on the inside of the concrete walls, under
a plasterboard backing. Slabs and walls are protected, avoiding thermal bridges.


STRUCTURE


The foundations and load-bearing walls have been made in accordance with the recommendations of the
Geotechnical Study and the specifications of the technical projects using concrete of adequate resistance
and characteristics according to current regulations, cements appropriate to the aggressiveness of the
terrain and steel according to calculation.

 

LIVING ROOM


The main living room is open concept. The open concept can be explained as the integration of
the living room, dining room and kitchen, all in the same space. It marks a change of era, which
leaves behind the logic of building houses and homes with many rooms or separate spaces. The
fashion is the open concept, but open does not mean a large space of the same shape and
characteristics in its entirety, but rather, despite the connection, there must be a difference to
delimit each area or sector of the home.
At Villa Colomer we are committed to innovation, an open concept in which the living room and
dining room merge into a single space, creating a greater connection in the home.
The living room is located at the top of the house. It has been located on this floor since large
windows have been installed through which you can see the wonderful natural landscapes that
the urbanization is surrounded by. Natural landscapes that give a green color to the area and that
generate a feeling of being far from the city, while it is just a few meters away.
That's not all, because these windows are, in turn, sliding doors that open the space to a splendid
terrace, which, on hot days, is part of the living room, thus achieving an even larger space with
spectacular views.


INTERIOR CARPENTRY


Minimalist entrance doors with floor to ceiling height, made of solid wood lacquered in RAL 9003
and hidden hardware and magnetic slide.

INTERIOR DIVISIONS


All the interior layouts of the house have been made of
brick with their respective insulation and plaster for
greater thermal and acoustic comfort. In wet rooms, the
plasterboard panels will be water resistant. This system
favors thermal and acoustic insulation.

Smooth satin plastic paint on walls and ceilings of the
entire home, in off-white colour.

The house has 3 full bathrooms, two located in the en-suite rooms, one independent on the lower floor and

The sanitary devices are made of white vitrified porcelain and a current design, Roca® brand, Meridian
model. All room toilets include a hygienic shower. Washbasin embedded in suspended furniture, with mirror
up to the ceiling.
All taps will be high-end, being thermostatic in showers and bathtubs, from the Roca® brand. The bathtub
screens are made of custom-made glass.
The shower wall covering has been made of high-quality tiles, models Mist Duna Light, Mist Luna and Atelier
Beige, Parmesa® brand. The rest of the bathroom will be painted with off-white satin paint.


ROOMS


The house has four bedrooms. Two suites, equipped with a full bathroom, and two double rooms.
The master suite is located upstairs. It has a large glass window identical to those installed in the living room,
achieving natural views that are more like a painting. In addition, it has a dressing room inside.
The rest of the rooms are located on the lower floor, with direct access to the lower floor terrace and the
pool. The suite also has its own dressing room and full bathroom. The two double rooms are spacious and
have built-in shelves that beautify the room.

HOT WATER, HEATING, AIR CONDITIONING AND VENTILATION


The home has been equipped with an aerothermal system to produce domestic hot water,
heating and air conditioning, seeking greater energy performance which will result in lower
consumption.
Heat emission for heating has been carried out through a distributed air diffuser, regulating
the heating temperature with a programmable thermostat. This heat emission system
represents savings in energy consumption compared to traditional systems since the water
circulation temperature is significantly lower. In addition, it guarantees greater comfort in
the home due to its uniform distribution of heat, as well as healthier air by maintaining an
adequate level of humidity, avoiding producing dryness in the environment.
In the same way, the air conditioning system in summer will be through a refreshing air
diffuser, a system that provides the same advantages and benefits that have been described
for heating. It will also be complemented by cold air supply through ducts in the living room,
